We can help you with site selection, acquisitions/dispositions, and full site due diligence, including feasibility studies and reviewing all third-party consultant reports (planning, environmental, geotechnical, and more). We can also help you create a realistic development pro forma that assesses location, demand, supply, competition, costs, revenues, regulations, and key development risks. Pro formas are only as good as the insights behind your assumptions.

Development Approvals

We manage all development approvals, including rezoning applications (ZBA), Official Plan amendments, site plan applications, development permits, and building permits. We can help you assemble the right consultant team, engage the local community, and negotiate all required municipal agreements. During this phase, we look to engage the world’s best architects and use design innovation to unlock hidden value. We can also provide development accounting services throughout the entire lifecycle of your project.

Branding, Sales, Leasing, Marketing

Our team will supervise the entire marketing, (pre-)sale, and/or leasing phase(s) of your project. We can help you brand a project, develop unique placemaking strategies, and create memorable activations to draw real customer attention. Leveraging third-party sales and leasing teams, we are also experts at reviewing floor plans, suite mixes, and at providing suite-by-suite pricing recommendations. During this phase, we will also conduct a constructibility review and provide value engineering recommendations.

Construction Oversight & Design Management, Close-Out & Customer Care

Our team will act as an owner’s representative and oversee the entire construction phase of your project, including design coordination and management. We can help you find the right third-party construction manager, we can help you negotiate the requisite contracts, and we can help you find construction cost savings through value engineering and/or collaborative procurement methods. We can also lead color selections & upgrades, turnover, and close-out of your project.
